Hot steam water is the enemy for porous clay Mexican tiles with an applied finish, and steam cleaning them will surely ruin the tile and the sealer. Step #2 floor machine scrubs floor. The only real way to fix Mexican tiles if they can’t be cleaned is to strip them using a chemical process and a floor scrubbing machine that agitates and picks up the liquefied old sealer, also a shop vac is used to remove the liquefied old sealer.

Step #3 cleaned and stripped Mexican tile floor is let dry and then sealed with several coats of a premium, durable, non yellowing sealer.
