Never use rubber pads under your area rugs on Mexican tile floors, over time the rubber padding will embed itself into the tile and stick to your Mexican tile floors.

Customer had 1,500sf of Mexican tile in the living room, bedroom and bath that had some damage from hurricane Milton that caused white spots on the satin gloss finish on the Mexican tile or actually efflorescence which is caused by water getting under the Mexican tile via a flood or constant water intrusion. The customer also had 1,500sf of new Mexican tile that came with a dull finish in the kitchen, great room, and hall that he wanted to match with the satin gloss finish in the living room areas of Mexican tile.

Before and after photos above are from a house that was near the Myakka river in Florida when the river overflowed it's banks. The tile floor has to totally dry out before any work can begin. Watch out for efflorescence, which is a white deposit caused by water intrusion under Mexican tile installed and sealed inside your home, Hurricanes Helene and Milton could cause this situation. The white spots you see on the Mexican tile in the photo above is called efflorescence which is caused by water getting under the Mexican tile via a flood or constant water intrusion. Flooded Mexican tile would need to dry out for at least 20 days with fans and A/C on before being stripped and resealed.
